Abstract

Đề tài xây dựng hệ thống NestFinder - Website kết nối tìm kiếm và thuê phòng trọ tích hợp bản đồ số và tương tác trực tuyến nhằm hỗ trợ quá trình tìm kiếm, đăng tin và quản lý giao dịch thuê phòng giữa người thuê, chủ trọ và quản trị viên. Hệ thống được phát triển theo mô hình client-server, trong đó frontend sử dụng ReactJS, Vite, Ant Design; backend sử dụng NodeJS, ExpressJS và MongoDB thông qua Mongoose. Bên cạnh các chức năng cơ bản như đăng ký, đăng nhập, quản lý tài khoản, đăng tin và tìm kiếm phòng trọ, hệ thống còn tích hợp nhiều chức năng mở rộng như lọc phòng theo khu vực, mức giá, diện tích, loại phòng, lưu tin yêu thích, bình luận, đánh giá, báo cáo vi phạm và lưu tìm kiếm. Đối với người thuê, hệ thống cho phép xem danh sách phòng, xem chi tiết tin đăng, so sánh phòng, tìm kiếm bằng AI, đặt lịch xem phòng, đặt cọc trung gian, thanh toán qua số dư, MoMo hoặc VNPay, ký hợp đồng thuê và trao đổi trực tiếp với chủ trọ thông qua chat realtime. Đối với chủ trọ, hệ thống hỗ trợ tạo và quản lý bài đăng, upload hình ảnh, theo dõi lịch xem phòng, quản lý giao dịch đặt cọc, tạo hợp đồng và theo dõi thống kê hoạt động. Đối với quản trị viên, hệ thống cung cấp trang quản trị để quản lý người dùng, bài đăng, báo cáo, bình luận, đánh giá, giao dịch, hợp đồng, voucher, gói đăng tin, banner, bộ lọc và thông báo. Ngoài ra, hệ thống còn ứng dụng Socket.IO cho các chức năng realtime như nhắn tin, thông báo và hỗ trợ gọi trực tuyến WebRTC; tích hợp Cloudinary để lưu trữ hình ảnh, Nodemailer để gửi email OTP và hợp đồng, đồng thời sử dụng AI cho chatbot, tìm kiếm thông minh và chấm điểm mức độ phù hợp của phòng với nhu cầu người dùng. Kết quả đạt được là một nền tảng web tương đối hoàn chỉnh, hỗ trợ toàn bộ quy trình thuê phòng từ tìm kiếm, trao đổi, đặt lịch, đặt cọc đến lập hợp đồng, góp phần nâng cao tính tiện lợi, minh bạch và an toàn trong hoạt động cho thuê phòng trọ. This project develops NestFinder – A Web-based rental accommodation search and booking system with digital map integration and real-time interaction designed to support the process of finding rooms, posting rental listings, and managing rental transactions between tenants, landlords, and administrators. The system follows a clientserver architecture, with the frontend built using ReactJS, Vite, and Ant Design, while the backend is developed with NodeJS, ExpressJS, and MongoDB through Mongoose. In addition to core features such as user registration, login, account management, room posting, and room searching, the system also provides advanced functions including filtering by location, price range, area, room type, saving favorite posts, commenting, reviewing, reporting violations, and saving searches. For tenants, the system allows users to browse room listings, view detailed rental information, compare rooms, search using AI, schedule room visits, make intermediary deposits, perform payments through account balance, MoMo, or VNPay, sign rental contracts, and communicate directly with landlords through realtime chat. For landlords, the system supports creating and managing room posts, uploading images, tracking viewing schedules, managing deposit transactions, creating rental contracts, and monitoring activity statistics. For administrators, the system provides a management dashboard to control users, posts, reports, comments, reviews, transactions, contracts, vouchers, posting plans, banners, filters, and notifications. Furthermore, the system integrates Socket.IO for realtime features such as messaging, notifications, and WebRTC calling. It also uses Cloudinary for image storage, Nodemailer for sending OTP emails and rental contracts, and AI features for chatbot support, intelligent search, and room suitability scoring. The final result is a relatively complete web platform that supports the full rental process, from searching and communication to scheduling, depositing, and contract management, thereby improving convenience, transparency, and safety in room rental activities.
